“Triyar Hospitality” was created with the goal of acquiring and repositioning hotels and resorts in the United States to take advantage of the changing trends in hotel guest buying patterns. As wealth in the United states moves to the younger generations and as the market is adequately supplied with properties that meet the needs of the “Baby Boom” generations Triyar believes that hotels offering an entertainment experience with an appropriate level of excitement and modern accommodations will prosper. Coupling these attributes with a strong brand will assure stronger performance than a similar independent hotel in many of the markets that Triyar Hospitality is expanding into.

Triyar Hospitality is currently developing an exciting W Hotel and Residences in Scottsdale Arizona. The “W Hotel and Residences” will be located one block East of the prestigious intersection of Camelback Road and Scottsdale Road. It will be located in the area known as “The Entertainment District”, within walking distance of Fashion Square mall, The New Waterfront Retail Office and Residential Development, Old Town Shops, art galleries and numerous office buildings, current and planned residences.


The W Hotel
The W Scottsdale Hotel will be housed in a seven-story structure of approximately 300,000 square feet and will be situated on a two acre city block with four street frontages. The Hotel will occupy five and one half floors while the Residences will occupy half of the sixth and all of the seventh floors. An underground garage will accommodate parking. The main entrance will be on Camelback Road to the North, while various other entrance points exist on Buckboard Trail to the East, Shoeman Lane to the South and Brown Avenue to the West. The W Scottsdale is in the final stages of construction and scheduled to open in the third quarter of 2008.

The hotel will have 224 unique rooms, including 27 Suites between floors two through six. The Standard Room Module will be 376 square feet with suites ranging in size from 550-1500 square feet.

The ground level of the W Hotel will house a 4,000 square foot Sushi Roku with a 1200 square foot pool deck outdoor dining terrace. The Restaurant will serve breakfast, lunch and dinner while providing room service, banquet food and catering to the entire Hotel and Residences.

The ground level will also include the Porte Cochere, a 2500 square foot Lobby Lounge and Bar with a striking pedestrian staircase to the second floor Recreation and Pool Deck. In addition the ground floor will house a 3500 square foot ballroom and and 2,000 square foot Outdoor Function Terrace, three additional meeting rooms, Registration and a 4,000 square foot Bliss Spa.

The second level Pool Deck will encompass approximately 21,000 square feet of spectacular sights and sounds, with views of Camelback Mountain and the McDowell Range. This space in intended to be the preferred entertainment location in Scottsdale. In addition to Hotel Rooms, seven Spa Suites and three Spa Rooms on this level will include their own private Patio Decks.

The second level will also include the fitness center (with Indoor and Outdoor Facilities), the Pool, a Sand Beach, two Bars, a divisible Meeting/Function Room, Pool Cabanas, Water and Fire Signature Elements and the Restaurant Dining Terrace.

The W Residences
The W Residences Scottsdale will be located on the sixth and seventh floors. They will be sold as first and second homes and will not be part of the hotel rental pool. Totaling approximately 40,000 square feet gross, the 18 units range in size from 1,000-2,500 square feet with expansive glass and views of the mountains scapes of Scottsdale. They will be sold by the Developer to Discerning Owners who want the convenience and excitement of a new urban living environment with the added advantages of resort living.
